POINT CLOUD TO MODEL

Precise Scan to BIM
Services

Transform 3D laser scan point cloud data into accurate, information-rich BIM models — enabling informed renovation, retrofit, and heritage documentation workflows.

OVERVIEW

Precise Scan to BIM Conversion

Our Scan to BIM services accurately convert raw laser scan data (point clouds) into intelligent, workable 3D Revit models for renovation and retrofit projects.

Surveyors and contractors trust us to process complex point clouds in Autodesk Recap and trace them into pristine As-Built Models. We capture every structural deviation, sagging beam, and MEP run, integrating this data into broader BIM Modeling workflows to ensure your design team is working with the exact reality of the site.

Key Capabilities

  • Point Cloud (.RCP / .RCS) to Revit Conversion
  • Architectural & Structural Capture
  • Visible MEP System Modeling
  • High-Tolerance Accuracy Tracking
  • Integration with As-Built Documentation
WHAT'S INCLUDED

Everything You Get
With This Service

Comprehensive, end-to-end production support tailored to your project requirements and quality standards.

Point Cloud Processing

Registration, cleanup, and optimization of raw point cloud data from any 3D laser scanner (Leica, Faro, Matterport).

As-Built BIM Modeling

Creation of accurate Revit as-built models from point cloud data — walls, floors, ceilings, structural elements, and MEP.

Heritage Documentation

Precise digital documentation of historic structures for conservation, restoration, and adaptive reuse projects.

Renovation & Retrofit BIM

Existing conditions models that serve as the foundation for renovation design — detecting conflicts and site constraints before design begins.

Facility Management Models

LOD 300–400 as-built models with asset data for owner facility management and operations handover.

Accuracy Verification

Point cloud overlay verification of finished models against scan data to confirm accuracy within specified tolerances.

FAQ

Frequently Asked Questions

What is Scan to BIM?

Scan to BIM is the process of using 3D laser scanning technology to capture the physical conditions of a space as a 'point cloud', and then using that data to construct a highly accurate 3D BIM model in Revit.

What file formats do you accept for point clouds?

We prefer Autodesk Recap files (.RCP, .RCS), but can also process raw scan formats like .E57, .LAS, and .PTS.

How accurate is the resulting Revit model?

Our model accuracy depends on the quality of the scan data provided and the requested tolerance levels. We typically model elements to within 10mm to 15mm of the point cloud data.

Can you model MEP systems from the point cloud?

Yes, we can model all visible mechanical, electrical, and plumbing pipes and ducts captured by the laser scanner.

Do you perform the laser scanning on-site?

No, we act as your backend production team. You or a third-party surveyor perform the on-site laser scan, and we handle the technical conversion of that data into a Revit model.
